It’s a common fact in the real estate industry the homes that have been professionally staged sell up to 50% faster and for 6-10% more than homes that haven’t been staged. Professional home staging improves the marketability of a home and doesn’t require large amounts of money. You will have the satisfaction knowing that you have done everything possible to affect a quick sale of your most valuable commodity – your home, and for top dollar. You will always spend less on professional home staging than your first price reduction.
Getting to Know You-Consultation and Proposal
- We will meet with you for a hour or so, and discuss your goals, expectations, and how to receive the maximum return on investment.
- We’ll review our 8 step process while walking through the home gathering those all-important first impressions.
- If time permits, we’ll give you a quick demonstration of the difference we can make with either home staging or redesign by transforming a room of your home.
- We will end with a proposal based upon the amount of work needed within your budget to gain a speedy sale and the highest price for your home or in the case of redesign a fresh updated look.
- A $40.00 credit will go towards any future service if a committment is made that day.
Half Day of Home Staging or Interior Redesign
- This service is for those homes that just need a little extra expertise and attention or are less than 2000 square feet.
- The Staging by Sonoran Accents team will be working from our 8 step Action Plan.
- We will begin to make dramatic transformations to the main living areas of the home. We will bring in accessories to complete the look of each room, take great photos, if needed, for your real estate agent’s marketing efforts, and give you a visual of what to purchase to update each room of your home.
Full Day of Home Staging or Interior Redesign
- This service is for those homes that need a little more expertise and attention or are over 2000 square feet.
- We spend a full day making dramatic transformations to your home.
- You won’t believe the difference a day can make! You’ll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchases you can make to complete the look.
Completed Action Plan
- Add a completed 10-page Staging by Sonoran Accents Action Plan to any of the above Staging Days in order to complete the look yourself. We’ll take an extra hour going through the home with you and filling out our Action Plan.
New Listing or Open House Staging
- This service is perfect for you to make a great first impression for the house just about to go onto the market or have an Open House.
- The Staging by Sonoran Accents Professional will spend two full days prior to that weekend transforming the house into something that will fit the buyers specific needs and desires.
- The team will be working with a detailed Staging by Sonoran Accents Action Plan (included) that will be given to the home seller to complete the transformation at the end of the session.
- To get top dollar, every home should go through this complete home staging transformation before being listed!
Vacant Home Staging
The need to stage a vacant home is more critical than for a furnished home. We will add enough furniture to give the space a warm, open and comfortable feel. Additionally staging will give buyers a frame of reference and fuels their imagination. Below is a description of the process.
- Initial Consultation – We will meet with the home sellers and real estate agent review the vacant staging process, the budget and review the home. During this time we will take pictures, measurements and create diagrams as well as brainstorming regarding furniture used, accessories and the details needed to complete the home.
- Furniture Planning-After a contract has been signed we will meet with the furniture rental company that best fits the project. We pick each piece that meets staging goals and fits the sellers budget. (The seller is responsible for paying for the furniture rental directly.)
- Moving Day-We meet the furniture rental movers at the home and direct placement of the rental furniture. We also bring additional accessories in the form of bed linens, wall coverings, plants, trees, table decor, pillows, throws, light furniture, knick knacks and additional pieces per our design plans. We will spend a day or more adding these home accessories in order to finish the look of a warm, memorable, and inviting home.
- Sold!- When the home is sold and escrow is almost closed we will then meet with the furniture rental movers and spend a day de-staging the home. We highly recommend keeping the home staged through the buyer’s inspection.
One Time Color Consultation
- This service is designed to freshen the look of your home or business with paint.
- We will come to your home or business and discuss the colors you love and those you don’t.
- We’ll consider what furniture, artwork, and fabrics are key elelments in each room and show you colors that will cooordinate all of these elements and make your home flow.
- We will help you choose color adusting for the effects of lighting, and determining the right finish or texture for the best overall look and effect.
- The color selected will create the mood and style of each room as well as your home in general.
- With your input we will show you colors that make a boring space come alive, a dull space become energized and a stressful environment become tranquil and soothing.
- Color selections will be chosen to enhance style and proportion while minimizing each room’s design flaws.
